Preparing for Calgary's Winter

As temperatures drop and snow settles in, winter becomes one of the most important seasons for property protection. Preventative maintenance done now can prevent costly issues later, keeping tenants comfortable and investments secure throughout Calgary’s cold months.

Here are the key areas every rental property should have addressed before a deep freeze:

1. Furnace Servicing and Filter Changes

Annual servicing should always be completed before December to ensure the furnace operates safely and efficiently throughout winter.

While CIR coordinates professional maintenance as needed, tenants are responsible for replacing their own furnace filters. We recommend every 3 months, depending on the home. This small habit significantly improves air quality and extends the life of equipment.

2. Plumbing Protection

Frozen pipes remain one of the most common (and expensive) winter emergencies.

Ensuring pipes in exterior walls or unheated spaces are insulated, and reminding tenants to maintain consistent indoor temperatures, helps prevent burst lines and water damage.

3. Gutter and Downspout Cleaning

When leaves and debris clog gutters, melting snow has nowhere to go.

This can lead to ice dams and roof leaks. Clearing gutters before sustained freezing temperatures helps protect siding, roofing, and the foundation's drainage system.

4. Exterior Checks and Draft Control

Windows, doors, and garage seals should be inspected for drafts or cracks.

Proper weather stripping and caulking prevent heat loss, lower utility bills, and reduce strain on HVAC systems, all of which support happier tenants and longer system life.

5. Emergency Preparedness

Winter storms can still bring surprises.

Ensuring tenants know how to reach our 24/7 emergency line gives them reassurance and allows us to respond quickly to urgent issues like heating loss or plumbing leaks.

Proactive winter maintenance saves money, prevents emergencies, and strengthens tenant satisfaction, all while preserving your property’s long-term value. These are the small steps that keep your investment performing through every season.

Our goal is always to keep your investment protected, your tenants comfortable, and your experience worry-free. As always, if you need guidance or support this season, CIR is just a call or email away.
